The original structure as purchased by Edwin was a 1950 post war cottage that measured 24′ by 32′ with a walk out lower level. The backyard had several old foundation footings extending around the perimeter of the site, and served as retention walls for this naturally sloped site. This work was completed by the father of the elderly woman who sold the property to Edwin in 2006. The woman had lived in the home for over thirty years and she reveled in telling us of how her father loved to pour concrete. The massive retaining walls in both the former street and on the property site itself were all his work, and affectionately noted how house guests were always pestered by her dad to help out on the incessant property improvement projects.
The original cottage had two bedrooms, a single bath, living room, and kitchen up on the main level, and three total rooms on the lower, walk-out level. All the upper level interior walls were tongue and groove pine planking with handsome fir panel doors. This paneling has been re-sawed and used to provide true wood plank soffits around the new building. The shorter pieces were recycled into the wood plank wainscoat and installed in the game/theater room, as were the two original doors.
The house was expanded and the addition is on drilled piers, ten feet into bedrock. There is a structural concrete floor on the lower level, 14 inch I-Joist floor framing, and two by six exterior walls, and I-Joist rafters. This home is built to last!
All of the homes exterior trim details are made of North American Redwood and the decking material and interior trim detail is Brazilian Redwood. The interior tiling is a through body porcelain with slight texture, and the windows a Hurd. All the faucets are Delta and all of the plumbing fixtures are Kohler Archer series.
The home is data friendly, with CAT 5 and coaxial hard wire cable to every room that have multiple data ports.
All of the floors that are not of structural concrete have 1.5 inches of gypercrete cast over wood framing to encase the flooring’s radiant heating tubes. There are eight minor elevation levels to the home with each having its own heating zone and thermostat.
The home has two separate foundation drain systems, one is at the foundation base and one on the interior perimeter. The exterior system drains to daylight, while the interior system drains to a sump pit in the mechanical room and has remained “bone-dry” to this day!
The property’s foundation and structure was engineered by Jason Moore and the soils engineering was done by Western Soils.
The home’s roof is custom steel with the same coil material that was used to form the roof’s guttering system. This is an airtight, watertight home of high-end, quality design and construction.
